Washington Twp. Plans 97 Luxury Homes

Design Homes announced plans to build 97 new Washington Twp. luxury homes on 59 acres at the corner of Clyo and Nutt roads. The development will expand the Mill Creek Estates community and mirror an earlier 38-home section along Clyo Road.

Lance Oakes, principal of Design Homes, said the new homes will share the same design, approvals, and homeowners’ association as the existing phase. The expansion continues the vision of Washington Twp. Estates, a community first approved in 1988.

Size, Style, and Pricing

The project calls for homes averaging 3,500 square feet, with four to five bedrooms each. Prices will range from $1.3 million to $2.5 million. Oakes explained that the company will maintain the high-end craftsmanship that has shaped its projects in Centerville, Springboro, Lebanon, Waynesville, and northern Cincinnati.

Development Timeline and Phases

The 97-lot plan includes two phases, with timing tied to market demand. If demand remains strong, construction could start around 2028.

Earlier phases of Mill Creek Estates paused decades ago because of limited sewer capacity. A recent review by the county’s sanitary engineer showed that current infrastructure can support the project. This finding cleared the way for the revival of the development.

Investment and Community Impact

Oakes, who also leads Oakes Tree Development, estimated the total investment at $150 million. That figure includes engineering, development, and construction costs.

The Washington Twp. Zoning Commission reviewed the proposal and requested revisions. Topics included the street layout, traffic flow, and yard setbacks. The commission will revisit the project after Design Homes submits updated plans.

A Growing Market for Luxury Living

The addition of nearly 100 Washington Twp. luxury homes reflects rising demand for upscale housing in Montgomery County. With limited inventory and higher prices, new developments like Mill Creek Estates attract buyers seeking spacious layouts and premium features.

Design Homes expects the project to strengthen its legacy in South Dayton while shaping the future of residential living in the township.
