Kushner Livana Livingston is a new multifamily development that will bring 280 apartments to Livingston, New Jersey. The project introduces a two-building design that offers specialized housing for both active adults aged 55 and older and residents of all ages. With a planned completion in 2027, the development represents a key expansion of Kushner’s growing Livana brand.
Design and development details
The project is being designed by Lessard Design of Vienna, Virginia. It will replace a former hotel once owned by Kushner. Each building will feature a mix of one-bedroom, one-bedroom-plus-den, two-bedroom, and two-bedroom-plus-den units. Importantly, 56 of the apartments will be designated as affordable units, integrated across both structures.
Launched in 2024, the Livana brand emphasizes “sophisticated rental options and aspirational lifestyle living.” The brand already includes Livana Fair Lawn and Livana East Hanover, both redeveloped from office sites into residential communities. Livana Livingston is the latest step in this strategy, with additional projects expected across New Jersey.
Amenities for 55-plus residents
The building designed for residents 55 and older will focus on wellness and relaxation. Planned features include:

- Private men’s and women’s sauna and steam rooms
- Coworking mezzanine
- Club room with lounge seating and card tables
- Private dining room
- Game room with billiards and golf simulator
- Rooftop terrace
Outdoor and lifestyle amenities will include pickleball courts, a pet spa, and a community garden lawn, providing both recreation and social connection.

The neighboring all-age building will cater to diverse lifestyles. Highlights include:
