Carpet offers mid-range pricing, with wool being more expensive than synthetic options. Tiles vary depending on material, with ceramic and porcelain being cheaper than natural stone. Polished concrete is modern and durable, falling between budget and premium categories.

Carpet costs range from $30 to $120 per square metre. Nylon is the cheapest, while wool is the most expensive. Installation adds $10 to $20 per square metre, and underlay adds $5 to $15. Vinyl flooring ranges from $25 to $90. Standard vinyl sheets sit at the bottom end, while luxury vinyl planks reach the top. Tiles cost $50 to $200 per square metre. Timber floors are among the priciest choices. Hardwood ranges from $100 to $250 per square metre, with species like blackbutt, jarrah, and spotted gum commanding higher prices. Installation usually adds $30 to $50 per square metre. Parquetry costs $100 to $200 and involves skilled labour to create decorative patterns. Floating floors provide a cheaper alternative at $50 to $150. Bamboo costs $70 to $150, while vinyl planks mimic timber for $40 to $90. Polished concrete usually ranges from $50 to $150 depending on the finish.

Several factors influence the flooring cost per square metre. Material choice is the most important. Installation costs also matter, as complex designs or intricate cuts require more time and skill. Site preparation, such as removing old flooring or levelling uneven surfaces, can add significant expense. High-end finishes like polished concrete or glossy hardwood increase the price but last longer. Labour rates also vary by region, with metropolitan areas generally costing more. Adding underfloor heating increases costs by $60 to $100 per square metre.

Budget-conscious homeowners often choose vinyl, laminate, synthetic carpet, or polished concrete. Vinyl is the most affordable and practical, especially in rental properties or high-traffic spaces. On the other hand, hardwood and stone tiles are premium investments that add long-term value but require more money upfront.

When choosing a floor, think beyond the price. Durability, maintenance, and comfort are equally important. Families with kids or pets may benefit from scratch-resistant laminate or tiles, while those seeking warmth may prefer carpet. Hardwood is timeless and increases property value, while vinyl offers an easy and affordable option. Getting multiple quotes and accounting for extras like trims, adhesives, and underlay helps ensure accurate budgeting.

The flooring cost per square metre is a useful starting point, but your final expense depends on material, labour, and site conditions. Balancing upfront cost with long-term value ensures your new floor suits your lifestyle and budget, whether you choose vinyl, tiles, carpet, or timber.
